If they are all clean cosmetic rehabs that are fully modernized then you either have to rip it down and drywall everything or do something creative like the others have mentions in this thread.

Those turnovers could give opportunity to do minor improvements and rent proofing (tile flooring as opposed to carpet if that's a concern) that could also raise your rent/desirability.

They will do all advertising and cleaning of the property. 

Limiting carpet and building materials that will degrade / be tore up quickly.  

Costco has it currently at $1.50 per square foot after rebate and I have a lower end rental I'm turning over the next month and I'm considering putting this in instead of carpet.

So 3 to 4 months of no rent and $400 to $500 in eviction fees later, they had to pay someone to clean out the house at about $500.
