I would recommend that you do your research and seek out the best property manager in your area. 

I got bit a couple years ago and went from a 6% rate to almost 10% rate.

@Brandon P.I use a mix of things and still struggling to find the best solution.All the solution requires to have a mechanical lockbox with backup key at location for lockout or contractor.

If it is your primary residence as indicated, just sell it and skip the 1031I Persue all 3 payment options concurrently and see which pans out as your best deal.

And the best part is that I haven't had any missed rents because people weren't able to apply. 

At the national level, it's the best of the worst in that industry - a lot left to be desired in the customer service department but still better than doing it on your own.
