Maybe you should start your own website since you're the one in the best place to decide what's good and bad for the folks of BP, but maybe call it smaller pockets since you know that the income of the community of BP can't attain or maintain the structuring mentioned by someone who "APPEARS to be a glorified GURU".

You only have to establish the "parent" Series LLC, and then you can create separate "child" series under the "parent" for each separate property to attain the same protection you would receive for starting an LLC for each property/venture.

I am not stating $247 is not attainable, but it has something like optimistic maintenance/cap ex estimates, a loan that is not traditional investor leverage loan (Low LTV would do it), an active owner, etc.I do not know you and maybe your pro forma is very realistic but what percentage or low/zero appreciation Midwest Pro forma that you are not involved in would you estimate to be realistic?
