@James Wise I understand the 30 day process and I acknowledged that in my email to the manager assigned and I wanted to know how will things be handled since 30 days end up in March 2-3 and a confirmed end date to let my tenants know.

If the issue is not lack of education but lack of motivation, then some psychological counseling (which is what I see most guru's provide) may prove useful - but acknowledge it for what it is: counseling and not education.          

Pest Control should be specifically acknowledged by Tenants, especially if they have ANY food/meds within their BR.I recommend avoiding Terminix at ALL costs.

They have to acknowledge it is their responsibility to obtain that if desired.

Instead, I should acknowledge these rents belong to the unwitting owner or heirs, and I should invest their money by loaning it out at a reasonable interest rate to a company I control.
