in 2004, the property manager I used, before starting our own company, ran a very similar scam and the only way we got our money - and she went to jail - was by initiating a lawsuit and complaint to MAAR and police.

Surprisingly when the house was (re)wired in the 1950s, fuse panels were put into each quadrant of each floor of the main house (essentially each room) and the rooms were wired to the local panel rather than trying to pull wiring back to the mechanical room in the basement.The last remaining descendants, who themselves are getting on - live quite some distance away, and have been maintaining the house since their parents have passed away {I'm told the property has/had its own trust fund}, but now want to be rid of the burden.I could turn it into six nice apartments - but unless I destroyed the character of the building in the process, the current operating costs {10K/year to heat) would make it un-viable.

Well, this property has already a four current rentals and the fifth was a police office who rented the unit for a while and renovated it quit (as per seller) and then had to move out.

By and Large my business takes on problems from irresponsible people, fixes them and offers a beautiful property to responsible people.In just the last 6 months:I bought a thrashed house from the parent of a pill popping gun nut who had numerous run-ins with the police, including an armed stand-off with an AR-15!!

if not you can go after another months rent, or you have, (my best choice) is send a certified letter to tenants stating you are NOT going to renew their lease when it ends April 30th 2015, if none of this has taken place, Get on it, send the letter tomorrow as Tenants have 30 days by law.The tenant DOES NOT control your insurance only you do, NO tenant can file a insurance claim, if your tenant was somehow able to file a fraud claim, that can be a police criminal case.Questions I would have are: Was there bad drywall on ceiling in order for it to fall?

I also called local police and asked about a different address and received a call back and it was confirmed that there had been no lab or activity reported at that residence.Don't know if that will help you or not. but it's FREE :)
