While I did pick up notes outside my area, in fact the state, but I had an exit for them before I bought them.IMO, investing individually in notes, I can't stress the importance of "you have to know the territory" as the music man would say.

I think what's actually happening and what you likely meant to say is that Mexican nationals are buying even more real estate in Mexico because they earn pesos and can buy in US dollars.
