If you are looking to maximize ROI you need to refi or sell in less than ten years almost always anyway.

Honestly I really can't think of a different partner that would maximize both our strengths and keep us motivated along the way as well as my own wife. 

The reasoning is it maximizes cashflow which allows for a faster turn around to get into more properties!

Mathematically, it makes sense (I think) to maximize our loan, both in terms of duration and amount, on the personal property and use that money for investing.

Needs a lot of work, and would like to maximize the square footage. 

Your ultimate goal should be to maximize your income and have staggered expiration dates, which will minimize the risk of having multiple vacancies at the same time.  

Again, this is my first flip, so if any process can be maximized better, I would be super thankful for words of wisdom.Week 1- Demo: -Two day rental of Bobcat to remove trees, large decorative rocks, and clear backyard and sideyard fences.
