I'll have all the roof off as Im building out the 2nd floor but I should be tightened up by Dec 1 with all exterior work done and move to interior finishes.

This is one of the reasons I don't actually get "inspections" any more... the inspector tells you everything in the world that is/might be/could be wrong with the property but gives you NO idea what it will cost to fix.I send in a handyman to check the plumbing, electrical, roof and general interior and then an HVAC person to check the heating/cooling.

@Joel Owens Thanks for a different perspective.The extent of my jobs vary depending on the exit strategy and the condition of what I walk into.Holds are usually interior updates with basic finishes throughout - paint, floors, fixtures and new mechanicals if needed, otherwise I just have the mechanicals inspected and tuned up.

Of course I know their security deposit can be used to rectify interior situations if need be but this wasn't a "bring a dog if you feel like it and I won't charge extra" lease!

I haven't toured the house yet, but I think it also could easily be adapted to a multifamily with an exterior stair access or perhaps an interior one, but have to look at it  However, it is also in a real nice neighborhood of old SFR just like it, so I'm hard pressed to want to ruin the outside appearance with a stair case.Sooo...First question - is a three story, 4 bedroom, 3500 sgft house too big to successfully rent in the SFR market?

All they had to do once it was set on the foundation was tie it all in together, patch in the roof and the siding, and fix some interior paint and drywall cracks.
