I grouped all the random stuff I bought throughout the year for the rentals (everything from garage door track lubricant to disposable work gloves, etc, etc) into general materials and split equally between the 6 units.

Just wanted to add that I also have a clause about no holes in cabinetry or doors, that it is not considered normal wear and tear, and they will be responsible for full amount of repair or replacement if they do.

(it's just slowish and requires a lot of my manual work)Potential Deal to take through Owner finance:- Purchase Agreement in place until 7/31.17 doors - mixed 1 quad 1 triplex 3 quadplex 2 single family 2 1br cabin houses. - all are occupied- 90% of properties are in rentable but rough shape and need significant work in the near future.

Trim, doors cabinets etc. we usually spray - but those can be brushed and look professional if the painter is skilled.
