If you already have some deals in place and it is now time to set up the business side then disregard all of this.

I hate to be depressing but if a LLC is a single member it is usually disregarded, if you are managing your rental property as the manager, you again are liable.  

The whole purpose of a LLC is to limit your liability, as it is disregarded for tax purposes.
