there you go. the problem is appraisal. comparable sales, and your approach to building an ADU against the recommendation of your market. super beginner strategy it's popular in ohio as well but just not worth the investment. 

But I do have lenders that can offer these in entities as well.

I put the odds at 97% an investor does very well, 2% that through no fault of Praxis' the housing market and/or the economy enter a tail-spin due to inept political leadership at the highest levels, and 1% that Brian is the biggest fraud ever to fool me.

I would confirm this with someone a little more well versed in NYC or give them a call to see if they can answer your questions.

Simply ask the sponsor if they would be open to connecting you to a handful of investors who have known and invested with them for a long time.
