Get on the phone and/or visit your local lenders for a face to face and you find yourself immersed in so much financial speak that you need a recorder to take notes.As for the other parts of my "team" contractors are a slow and growing process as is having a very good reliable agent that also understands my criteria ( everyone's different ) and also meshes with my personality.The latter is one that I see is more of a challenge for several in this forum.

Investing only makes sense if your rate of return reliably outperforms the rate on your debt.

Priority here is reliability and timeliness.

If you can pay $60k for a unit that reliably returns gross income of $1800/month, that is a 3% opening monthly return on your investment.

These areas for example Redlands, are at a lower price point than many other areas in Southern California and provide great prospective tenants that are more reliable than other areas within the Inland Empire.

They claim that different addresses is not reliable and that they also look at "Homeowner Exemption". 

I'm new to mortgage industry and I just wanted to see if anyone had a few pointers on marketing your loan programs on other blogs/websites, suggestions on how to approach brokers to keep them engaged right away, and how to assure them that being new to the industry doesn't mean you aren't reliable.
