While I believe anyone can joing CU's (unless they choose to stay private) they could have special considerations, like government employees/servive members where collections are a walk in the park so to speak.

That would work.But, if you've already invested a year in that as a primary residence then why not stay there one more year and take the gain tax free under sec 121 the primary residence exclusion.

Hi Piper,Flips are much more active strategies than rentals, so it is a better strategy to stay in state unless there's a very specific reason (ex. too high price).

But lately it has come to situation where student sign 12 month lease, decide to vacate in the 11th month but property manager doesn't let them without paying for the last month which then students decide to stay through that last month.

Many cities in the NW will require a permit to cut those down I know where I live you cannot cut a tree without a permit and you need to get an arborist to write a report that the tree is a danger. from what i see I dont  think the arborist would need to go on the other property to do a report but leaners can stay that way for years and years.
