People have come to realize that freedom of movement, getting away from the grind etc is important so I think many are taking the time to do just that.

I would just make sure there isn't going to be movement, water penetration, or bug penetration.

BC (where I live) is worse than ON... renters feel that it is their right to have the same rent for 20+ years, and there is huge movement afoot to have rent control tied to the unit (not to the tenant). 

Instead, think about how you can invest in a property, be in line with regulations and cashflow/equity paydown in perpetuity.

This isn't a knock on your parents, they likely weren't around people who invested in real estate and thus its a foreign subject.Wishing you a clean closing and perpetual occupancy!

They are a balance sheet movement, not an income statement movement.
