Migration numbers are kind of weak to follow but you can look at moving companies and uhaul rentals.

A lot of people and capital leaving urban core areas and migrating out to the suburbs.

The Long Island prices are very higher due to COVID and city folks migrating so we will see when it happens.

And now you have Democratic cities such as San Francisco, Chicago, Los Angeles allowing rampant migration, crime and retail theft to continue which affects everything from business to every day life. 

I could have spent months or years researching migration trends, the economy of PG, historic vacancy rates, blah, blah, blah.

While class C SF/MF would be supported by migration young-folks pattern (they are also GenZ but from different country). 

For one, and this is just my personal opinion based upon all my DD...I'd get into markets where the job growth is substantial as is the migration, purchase 'B' class properties so your ability to raise the rent at a minimum 3.5% national average is achieved annually and many other factors I'd suggest as well, but the biggest would be to look elsewhere other than Memphis, etc.As for getting to 1,000 units within 20 year's it's very possible!

My wife and I are leaving California(my last duty station...fulfilled my contract and now a Veteran) and going to migrate to San Antonio.

Net Migration - all processes and timelines have been accelerated due to covid.  

And two, we're #1 in net migration for seniors as all the baby boomers turn 65 and get tired of the cold weather elsewhere.
