I was lucky to get a plumber out to fix the issue (tree root in the sewer line) within 2 hrs for <$700Winter freeze – a tenant left the door to the basement open (where the laundry is) and 5 pipes burst.

That reminds me, I've got to slice up some peppers to freeze so we have some this winter for our pizza...

The next buyer may give her 30 days notice and not care if she freezes to death. 

Those "gratefull" tenants then tore up the floorboards and anything else that would burn in order to not freeze to death during winter.
