Long story short if you have a few minutes, call some builders and ask what their price per square foot is for a similar build, then figure out your square footage.

It sounds as if you are starting off on the right foot!  

Look at comps that are 4/2 and also look at the price per square foot on them.

For example they might insure you for $250/square foot when it cost around $300/square foot. 

I bought a 4/2 2k square foot home for 280 that rents for 2200/mo.

Right now I feel like I shot myself in the foot with a $35,000 income increase.I did finally talk to a lender today that seems to understand REI.

The average door price is 65,000 those some of them are 600 square-foot one bed one bath apartments and some are duplex is probably worth over 150k.
