Thanks for the help everyone, just wanted to update you and let you know we now manage this client, they made the switch a few weeks ago.

Showing a level of expertise to do something hard or exciting certainly piques the interest of a guy with money and no RE experience.We lived in Houston and self managed properties in Oregon and Maine that we snuck away to in the summer.

I manage around 400 rentals with 14 years of experience and have never been sued once.

We currently use Rent Manager for our property management software for our mobile home parks and other rentals, etc, but use QBO as our main accounting books.  

My background involves social work & non-profit management before getting into real estate.

Permit delays in NY can derail timelines and budgets for developers and flippers. What are the best strategies you’ve used to minimize this risk and keep projects on track?

Hello All -My hub of properties is in Tampa but I do have some managed further South and my vendors are not as strong with less market presence in Fort Myers and Naples.
