I have been analyzing several deals lately, speaking with local zoning and planning department and I need advice on this deal:Lot size:   2.7 acresLand type:  Residential (R3)Lot is Buildable for only 1 home (because of its size) which is what I was told by zoningBehind in taxes:  $800years behind:  3.5Title:  no other liens on title with the exception of back taxesOwner Motivation.  

I'm a patrolman for a local police department.

Focus energy on networking with their foreclosure or collections departments.

I do a lot personal talking to neighbors and others that may have information relative to the property.I've went as far as calling the sheriff's department/coroner's office to confirm death, visited the funeral home and even went to a grave site to personality verify owners' death. 

Dear BiggerPockets community,I am looking for feedback on a just listed four family property in a less than desirable location (C neighborhood) with some criminal activity. 

The police department is putting out a fraud warrant for his arrest as he has quite a history. 

Keep complaining to the appropriate city departments (animal control, code enforcement, DMV for possible unlicensed vehicles, etc) while also asking if the other landlord might be willing to sell. 

We are looking to invest in rental properties to put under our property management department.  

I am just sharing what I can about the education I have paid dearly for.
