Having an LLC doesn't offer you nearly the liability protection you think....when you are a small time investor, a half decent lawyer will get around your LLC in a heart beat.

I have had 5 heart surgeries, I have degenerative arthritis, I am on the autism spectrum though I am high functioning, and had to deal with a chronic depression for about as long as I can remember.

Tenants are seen as uncaring of the property, the source of all behavior woes and generally horrible people.We had a vandalism problem and everybody coming to the board meetings, including other board members, would make comments that "it's probably some renter" and "I hate that these people just come in and destroy our properties and then leave a year later and nobody cares, especially not the landlord".Then, a couple of months later when the perpetrator was caught and discovered to be a homeowner, nobody apologized for their attitude, nobody had a change of heart and nobody was willing to stand up and state that they were wrong to accuse the landlords and their tenants.Landlords are generally seen as greedy, money-grubbing jerks who just allow any old rando to ruin the lives of all the innocent owner occupants.I'm exaggerating a little bit here, but not that much.The concept that you would come in as not only a landlord but (gasp!)

It’s your sanctuary.When it comes to investing however, letting your heart rule your buying decision is a common trap to be avoided at all costs.

This is not for newbies, or the faint of heart, dealing in these areas requires a very thick skin and is an acquired taste.

There are only a few with the heart of a teacher and who have earned the right to teach by practicing what they preach.  

Reading breaks my heart every time I think about it . . . and now with the pathetic Christmas tree that made national news . .. . ugh.  

@Walt Payne 3 of my properties are in the heart of the ghetto--they're nice properties (I rehabbed them) but they're in pretty bad areas.
