Because of that, I've put a few deals in front of them this past year that I've looked to "wholesale" (I loosely say wholesale because these were value add properties I already owned)Anyways, they were responsive and decisive, but ultimately were not able to pay me what I knew I could get on the open market.From what I understand, all of the employees over there are licensed agents so they do have a different business model than typical wholesales in order to stay compliant.

It's probably a healthy thirst for knowledge that leads to the desire to understand how these things work, both on the compliant and non-compliant side of the regulations.It's not uncommon for clients to initially be quite surprised that there isn't anyone at the IRS proactively watching over all of their activities to make sure they don't violate the rules.

There is at leas 3 violations going on1- a copy of your paperwork was be given right away or as soon a practicable-email is fine2- after signing a listing agreement it must be placed on mls within 48 hours3- there can be no change order on the mls without your signature ,the broker and it must be sent to the glvar right away4- all material facts concerning your offers must be disclosed to you especially if the agent has an interest in the offer5- It maybe your agent is not licensed and gave the listing to another broker   You can check your listing on redfin or zillow and it will state the listing agent and brokerI would demand a copy of your listing agreement right way ask to be let out of your agreement and file a compliant with Nevada real estate divisionhttp://red.nv.gov/Content/Compliance/File_a_Compla...and the GLVAR professional standards complianthttp://www.lasvegasrealtor.com/professional-standa...

The underwriter at the lender stated since this property would be defined as a non-compliant structure in the event of damage to the property in excess of 50%, they would not be able to sell the note on the secondary market.

@Rao Mu if you are talking about the same type of DSTs that you see offered as securities, then @Joel Owens is correct - they can be quite expensive to set up as they require legal opinions, tax opinions, and must be compliant with securities offerings laws.

That generally indicates not a protected class when it comes to housing, at the federal level anyways, because Fannie Mae guidelines can generally be assumed to be compliant with federal equal housing laws.
