When I hear how much people are spending on education with gurus or even 'local' coaches, it breaks my heart--that money could've been a downpayment on a house.If one is committing to spending tens of thousands of dollars whether upfront or splitting a minimum amount of deals, it's one of the worst mistakes that you can make in my opinion...In a world where information is at our fingertips and there is a blueprint that exists for everything, you'd be better off investing in courses on overcoming fear of change, lack of motivation, etc.

Plus, syndicating often no longer makes me competitive because of all the fixed expenses (like creating the PPM, the LLC, and generating tax docs).So, for those small deals, I’ve simply had people (2-4 people) lend directly to my LLC, backed by the deal in chunks of ~$50K.

If you go the brute-force approach (as JD insists), now they're being told they have to make good on your end, despite the fact that your lack of following up and making sure the money got to you for a month contributed to their loss of the second month's loss.

VA I think most want the benefit of zero cash down so thats a bit of a draw back and the inspection is rare so approved for VA wont go through with funding due to lack of inspection.Again I have never bought a house at auction nor am I in the Military so this is just from my research but not tested.

as U get experience to be competitive you need to be able to run the numbers in your head or on a napkin forget about calculators.. :)175 pprehab  30kcontingency 5k at least 6 month hold  depends on how much your putting down but lets figure 10k there.buyers in this price point almost always need seller assist on financing so 5k there.and then 7% sales commish250K X .93 =  232k  - 50k  has you at net loss of 18k..
