It list anything that might be wrong. ( stain on carpet, leaky faucet, etc)When tenant moves out you do a move out inspection and compare it to the move in.

Make doubly sure that the address is correct and such, but I think that proves your lot is 'clean'.  

We even got a bonus surprise when we pulled the carpet and discovered some awesome 60's, rock print, green vinyl underneath. 

The roof, master shower, and carpets throughout need replaced, and although the property is structurally in good shape and the AC\HEAT is in good condition, the house has never been updated to today's modern look.I want to walk away with 40,000 in cash but I am afraid that after the projected closing costs of $13000 that include the realtors $9600 commission I wont get the $40,000 because it needs a roof, shower, and carpet.   

Getting a job is easy, you can flip burgers, clean houses, etc....

I'd clean it up manually but it's over 1,000 contacts and after a few days, the replication is back!  

Demo the house, piut an inexpensive but clean used mobil home up, rent it out, then sell as a cash flowing property to an investor, or hold.

If they are all clean cosmetic rehabs that are fully modernized then you either have to rip it down and drywall everything or do something creative like the others have mentions in this thread.
