I do have a question about being a first-time investor, would it be better to go in as a traditional buyer, live on property while fixing?

Any advice for first time buyer on where to find private money and/or a good realtor/property managers in my area of purchase.  

There could be negligence on your part for failing to maintain them.

If thats the case, I guess the listing agent or broker would have liability for failing to provide their client with documents they can comprehend.

He is wanting to give preference to cash buyer and I can do that but just want to know how this type of deal goes, etc. 

If they don't have a buyer's consultation with you to learn all about your goals, they won't be good for you.
