Not saying that is necessary legal, but it shouldn’t be an all day thing as far as equipment running.Looks like this is just parking for a tree service (not logging) type business....there’s just one grapple truck and one bucket truck there, it seems.I have equipment, normal warm up time is 5 minutes.

Most of them have probably bought a house, or moved to a house to rent, or heck, moved to a different apartment that was nicer or closer to an area they like, etc.To sum, I would say you are looking at a drop in the bucket when it comes to running numbers on a triplex.

Then divide your report into "trade buckets:"  roof issues in one, drywall in another, flooring in yet another - so you can estimate rehab expense. 

It's not in the same bucket as Amazon or Apple, it's in the same bucket as stocks like the ones above.It's all moot anyway. 

Unless the 30K is a drop in the bucket in your reserves and it's just going to sit there earning you nothing, anyway, I'd hold on to as much as I could for future emergencies or your next investment property.

I buy at a big box store contractor grade in 5 gallon buckets,  and use the same color # as a Dutch Boy color I liked,, I use Wiskers, a light grey/tan it's beautiful, and depending on room depends on type of paint.  

I buy them by the 5 gallon bucket ideally when they are on sale from HD.
