We had electrical, HVAC, painters, garage door specialists, and general laborers/handymen on the project, and some days they were all there at once.The biggest two things I learned were how to better estimate rehabs (this will be an ongoing education) and also how to better estimate ARV on a 2-4 unit property.Pics below!

Can I charge the tenant what a professional painter bid on the job?

Now what most of us need is a sub-contractor, handyman, painter, or what I like to call maintenance man or generalist.

Not only did he introduce me to another solid guy in the trade but that guy had a father who was a carpenter/painter (retired).

I've seen varying degrees of quality from different painters and detail work is lacking in some. 

I used my realtor to find painter, handyman, electrician, and floor contractor. 

I can paint my own house, but I choose to hire painters to do so because they can do it better, faster and cheaper than I can.So the question then is of value and liability. 

The additional contractors that were seperate were the Exterior Painters, Granite Installers, Carpet Installer & Landscaper.
