I'm looking at buying some vacant land in the southwest, which I've never done before.I'm surprised to see some of this land sounds pretty cheap, like $2,500 for 10 acres in the wastelands of New Mexico for example.

I think it's important to play by the rules and don't take issue with taxation (Hawaii, New Mexico, and many other places see great Airbnb & VRBO success with those fees), but if there's a legit way to play around the rules that's something worth looking at too.

That will depend on your location, for example in New Mexico they don't make sales info public so if you don't have MLS access it's hard to pull comps and you don't know what the owner paid or what they owe on the property which is important info when you're negotiating.
