I wouldn't say the calls are to change a light bulb but somewhat more pressing like “I can see light thru an interior door at the top” or a hear a faint scratch in the wall by the attic, doorbell sticks, garage door is erratic.

@Chad Conrad Thank You I Forgot to mention that the interior of the house was completely redesign, only about 10 LF of wall was left  and about 60% of the exterior walls were left.

The house needs everything: Roof, gutters, siding (asbestos shingles nailed over older cedar shingles), drainage abatement, rehabbed bath, total kitchen, replaced flooring (half), refinished flooring (other half), back steps, total landscape, HVAC (old furnace is missing), insulation (2" in attic; none elsewhere) additional electrical circuits, plumbing includes iron pipes, interior trim and paint.

If you have not seen inside the property, cannot do an inspection, and have tenants to deal with, than assume that you may not get access to the property for 4 months, and that the interior is a mess, and requires a complete renovation.

Clearly not an apples to apple comparison.Turns out the owner has made some improvements since May, like a new roof (which I verified by driving past it today), re-tarring the driveway, improving the garage - this is everything I could see from the driveby - will see the interior on Friday.
