There is a good amount of tourism and you are likely to have low occupancy if you price the unit right and have a location closer to the beach. 

Clearwater is a strong tourism market so maybe even turn it into a vacation rental 

I do need something/someone in place for inbound calls as I don't want to miss leads but can not rely on being able to personally answer the phone.

So we followed a tried and true method of REI (buy a multi with an FHA) and our success was elevated by the high tourism traffic and high real estate appreciation rates in our area.

I like living in Burbank, but the properties are really expensive and due to the tourism in the area it seems that that would be a decent vacation area which I am not ready to work with yet.

People come into the organization as an inbound Sales Development Rep only responding to inbound leads generated by marketing until they turn those leads into a qualified opportunity and hand them off to an Account Executive.

The crowd that Mammoth attracts changes with the seasons, but we have really high tourism year round.

Depending on the tourism market, that could take you any where from a few weeks to a few months.
