I also am currently in AZ, with my eyes on CO, but wouldn't necessarily be averse to purchasing in other locations.My current financial situation:- Income is up and down as I quit my full time job to become essentially a crypto day trader late last year.

Being able to pull almost $300K from putting 0 down is extremely enticing but my greed is setting in about it doubling again in value in another 5 years (unlikely, I know- but let me dream).  

I’m not quite sure what to say without coming across to the owners as greedy or trying to take advantage of a unfortunate situation they are in.

As an agent and investor in the area, I agree with Warren Buffets mindset of be greedy when others are fearful, and fearful when others are greedy -- Because the buyer demand has dropped along the Emerald Coast, there are definitely opportunities to create solid opportunities for yourself!

I personally think this is complete BS and they're getting greedy to put it mildly.EXAMPLE: 10% preferred return, then 50/50 split between investor/syndicator. 

absolutely your correct.. you take a non English speaker or folks that have no clue as to how real estate works and no means to protect themselves.. these are the type of schemes if done big enough make it to American Greed.   I

What is most frustrating (at least around here in So Cal) are the overly excessive greedy wholesalers who will lock contracts (and sometimes they are not even locked), mark up the price by $80k and attempt to rape someone, these people have no risk, put up little to no money and when they cant get that price, they send it back out with a "price reduction" email blast.
