I was actually just picking numbers out of thin air to be honest! 

But to change an air filter, that is something I do because it is cheaper for me (including my time) to do it rather than hire a handyman.I also agree with Luis and Matt with establishing a good relationship.

Hey Will,As a PM in the area:-have a lawyer look over your lease-make sure EVERYTHING is in your lease (who replaces air filters, who replaces smoke detectors batteries, who cuts grass)-be thorough with background inspections-make sure tenant is aware (and is in lease) on when fines occur for late rent and how much they areThose are things that first come to mind.In can be expensive and time consuming to set it all up the first time and do it in a way that protects yourself and your investment.Let me know if I can help in any way!

Hello BiggerPockets, I went to an open house for a property that was listed as a 2 family but with only 1 electric meter, 1 forced-air gas furnace w/central air and 1 hot water heater.

Look over that lease and make sure it is air tight.

Just a guess, but your likely looking at $2500-3500 for the replacement (inside air handler/furnance and outside compressor).

The upstairs of the house is on single room that we completely renovated and just finished last month (removed plaster, new electric, insulation, drywall, and new ductless heating and air unit).

A good and experienced insurance gal/guy should be able to ballpark the standard levels in a phone call. 1M is a nice round number but I'm just pulling this out of the air.

I probably would stay away from air bnb since I’m in a condo community on the second floor and might get complaints...
