@Jacob Ferguson  Even if you're going to be renting until next year, it's great that you're planning ahead to purchase a home, and that you both have entitlements to use. 

Example if I could make 500k in transactions for commission in 1 year but a flip that took a year and a bunch of time made me 200k am I really getting ahead? 

The zone is not the investment vehicle. 

You can link multiple cards to the same rewards program or even transfer rewards to a single account  so you can still separate everything and still get/use the miles  As for the new purchase, once you get approved for the mortgage, go ahead and apply for the new credit card.

Best thing to do is know your numbers inside and out ahead of time and if possible through your local banking and/or real estate connections you might find out what the other motels recently sold for or what their appraised values are.

They also have no restrictions on the amount of vehicles they can have, and the contract specifically says that the tenant can cancel the contract at any time. 

Keep up the grind and you will get ahead.

Personally I’d go ahead and file, but that’s just because I don’t like to let people get away with stuff and it’s not that much time/effort.
