Unless they are willing to lose a bunch of money to unload it, they are stuck with conventional methods to sell.

One of my concerns was trying to unload a property later and not knowing how that would work with a portfolio, so individuals might be the way to go!

I have bought several houses from non profits that want to unload the asset, maintenance responsibility, and the appearance of a conflict of interest in being both the landlord and the care giver for significantly less than "market value". 

But my general opinion is that unloading this sooner rather than later will net you a lesser loss.Best of luck!

It rents well, but I will unload this one. 

If all goes well we will immediately deliver the lumber and roof package, and the framers will be back.

I was going to use it but the guys at lumber liquidators recommended their vapor barrier.

My uncle has a property that would be a good rental, it needs work and he wants to unload it but wants a fair price.  

And then when you go to sell it, that same committee dictates your price (and your pool of potential buyers is that same very narrow band of persons as above, which can make it hard to unload even at the low price set by the committee).
