There are too many moving parts, things that will surprise you, problems you just didn't see coming, things hidden beneath the surface, contractor delays, weather, etc, etc, etc. 

You might be surprised.

(I'm surprised you got it to appraise out) If you have it rented out for $850 it does look like good cash flow numbers for now.

And, you might be surprised how much more social you  feel when you're in a room full of people who share your passion. 

But I wouldn't be surprised if they do expand rent control to other areas and to cover more property types.

I had a potential tenant come and look at the house today and am waiting on the application back, but am pretty sure he is the one I will go with as long as the application doesn't have any surprises.

I was surprised they allowed that on the show.If it's done without Landlord's permission, it's probably a lease violation and could get you evicted or sued.
