The house exhibited signs of foundation movement; cracks in drywall around doors, sticky doors opening and closing etc.

These can get a little sticky also, especially if a partner wants to leave.

Based on his experience and what he's told me, it appears he has a slight leg up on the competition given his access to MLS.I think that if you were to work for an agency to be upfront with them about your intentions and hopefully avoid a very sticky situation down the line.

That is good advice Matthew because things could get a little sticky if you do not seek an attorney who is able to give you the right information.  

Land acquisition, holding costs, engineering, architecture, permits, impact fees, utility connection fees, site prep, off-site improvements...I've probably missed a few...and all that before a single stick is in the air.  

Apparently any reno over $250 (labor and materials) I will need to have a general construction permit....Even if this was only painting I'm over $250.The big sticky point seems to come from the "gutted" kitchen, and installing cabinets.
