If you can find yourself a Realtor that specializes in this type of inventory you'll have more than enough options to choose from & theoretically experience a more professional closing as the Realtor would be using all of the state required forms, licensed title companies & proper deeds etc.....Now all of the above aside no matter how you come across the property whether it be Realtor, Turnkey Operator, Wholesaler or FSBO whenever you are buying a property out of state you should do a few things to ensure the experience is as smooth as possible.

Only when we reminded them of what we had written down and that person agreed to did we start to smooth out our differences.

I got it for 25k and it took 30k to renovate and is breath taking i had the house sold even before i bid on it and we officially went under contract last month i set the buyer up with RMS Mortgage because i have always had such an easy time purchasing houses through them. all was going smoothly until the title search showed it was tax acquired and apparently in Maine they have 15 years to come back to protest which is so wierd. so i looked up options and research lead to find out i could ask former owner to give me a quit claim deed. basically the conversation would go ( hey guess what you could claim to have your house back would please let me have it instead and take time from work to follow me to the notary please?)

The subfloor still has to be smooth though, or you will see small bumps/divots.

Its a smooth surface, just make sure you clean/degrease it properly.

I hope that everything went smoothly from a health standpoint with your wife's surgery.Personally, I believe that Real Estate Investing is secondary to my personal financial situation.
