I have been reading everything I can, listening to every podcast, I joined my local REIA association and trying to learn as much as I can.I have an strong practice as an Architect, (not licensed in the USA just in case) design, and construction. 

I'm doing my due dilligence while I roughly scout for properties on zillow/trulia for practice analysis and learning about the specific market demographics.

As for taxes, there is no practical difference in tax burden whether you own this personally or in an LLC taxed as a partnership (other than the added LLC taxes from the state) because it is a pass-through entity and the taxes follow on to your personal return.

From a tax-deferral standpoint, it doesn't matter if you buy one property or 100 (note there are identification rules which will impose constraints on what is practical). 

I past the test first try, and credit the hundreds of practice questions the school provided.

it's more practical... now can you buy a guru's course and land a big apartment in 30 days or less, SURE!
