Citizens/Human Beings (as it pertains to tenants specifically): I have a lot of compassion for people that are making an honest effort to keep their ship afloat.

Makes it easier for me to track transactions, accumulate funds for more properties, and to have funds for maintenance emergencies.Also, having it in a business account makes me treat it like a business and to not touch the funds it possesses, unless it pertaining to the business. 

They can advise you on how to structure your LLC to gain the most tax benefits, but they wont be able to advise you on anything pertaining to the actual deals and closings. 

@Michael Greenberg I just read what the announcement closer was now and I don't think it will pertain to my Evolve setup.  

My title girl is fantastic and will answer any and all questions pertaining to contracts, assignments and title.

For example, I point my tenants in the right direction as it pertains to improving their credit profile/scores, and in the direction of personal financial knowledge...the idea is for them to advance into ownership if they want, and beyond - not sucking them dry year after year with crappy, run-of-the-mill landlord/tenant relationships.

Written by attorney investors, it's full of practical advice pertaining to management of investment property, has sample forms that can be edited, and - most importantly - they tell you what your primary state laws are and where you can read them.

If someone has knowledge of an issue or strategy  they share with the forum to help others learn and grow, why would it be ok to attack them, or even answer if it does not pertain to you?
