Hi all so I have been in the market to find a contemporary / modern style home for personal use for some time in a few different states on the E.

My last design for multi-plex was about 240 hrs from template through too complete final rendition checked off by all, that started from a template I had handy AND was in a style I have built for over 20yrs, I could draw it out with my eyes closed.

I do open house style showings.  

I have a ton of ideas and opinions-very future oriented and some knowledge of the market, mainly through researching for myself.

My family has a couple of other properties that are similar in style and space.

What do you all think of a mobile home park converted into a tiny home community with larger yards.Rate would  be bumped up and sites would be converted to being available for tiny homes or nicer RVs/motorhomes.Standards would be part of marketing so that boomers and others wanting affordable but nice housing contexts would be drawn in.This would be one model - buying existing parks that are more rough and fully flipping it into this style.

Although we are dealing with residential properties, you should be operating a hospitality business (at least this is more of my personal style).

Some HOA's include cable and internet, depending on the type of community you are in (full resort-style vs 'regular' ).

In general, the middle and south of the country drags about three years behind the coasts, too.But even if you're downmarket, watch the trends that stick and that disappear on the cutting edge of the coasts to know what you need to be doing to stay ahead of becoming out of style.
