My question is, if I have my lawyer submit a written notice tomorrow (on the 10 day deadline) claiming that I as the purchase inspected the property within the 5 day requirement from the acceptance date, can I then use an official inspection report that was provided on the 10th day as my supporting evidence, even though the “official” inspection took place after the 5 day deadline?

If you have both options available to you, then you are going to have to weigh these pros/cons.With that being said, I prefer to use a private loan on my rehabs (I have never used official "hard money") if I have both options available to me.

do you try and avoid homes with basements?  Ive looked at over a dozen properties now, and nearly all of them the basement alone has scared me off.  From walls caving in to rotten support beams to dirt floors/walls.  ...
