I don't know one individual on the buyer (networks) or seller (producers) side who aren't in fear of losing their job on a regular basis.

Now that it's empty, I'm faced with a dilemma because of my fears that the market will crash later this year/early next year as a result of a virus resurgence causing high unemployment and associated economic woes, plus the cyclical downturn that was predicted even pre-covid.

My biggest fears with properties like these are making allowances for big ticket expenses when cash flow is good but small.

This will also spell out all the rules and regulations to continue to qualify/ avoid eviction.Instead of using fear of eviction as a means to keep tenants in line, create a cultural shift to address underlying problems instead.

But I held my "finger on a trigger for too long" and in a state of fear-impairment never dove into REI ..allot was at stake OR so I thought.. posting to Victoria & Vancouver BC (extremely expensive real estate market), raising two small children on only one average family income (barely meeting the ends), demanding work (out of the area taskings, 24/7 duty)..

I am uncomfortable dealing with the tenant and I fear for the safety of the other tenants living in this tri-plex.
