I think the rail trail is more likely to happen than not and it should have a very beneficial impact on the value of this property, but it could be ten years away.

For someone just starting out in life and very early in their career it may be beneficial (and also depending if you are planning on staying in said field as you progress through life). 

Lastly, it may be beneficial to work with an agent with a PM background so that they can be there with you every step of the way, from purchasing, to renting, to listing, and purchasing again.

You may as well park your money in a mutual fund.

Both of those things absolutely are beneficial in generating more profit, but they are not profit themselves.I also believe 100% in what I think is Bob's theory of how to invest.
