That could be an issue.Potentially your buyer could also get estimates, submit invoices to title for the repairs, and have them paid out of seller proceeds or credit. 

My day job is running a small marketing agency and we use the lingo "technology stack" to describe a client's suite of software tools -- customer databases, timekeeping programs, invoicing programs, email blast tools, etc. etc. etc.

I name each class with the street name of the property and put the class to invoices and receipts.  

As an Owner, you should absolutely have a right to copies of those governing docs and financials, Board meeting minutes, Annual meeting minutes, repair contracts, invoices, etc.

If I can't, I invoice them and include a copy of the bill.

Also, do they send copies of all itemized invoices through those reports as well?

MOST water companies will refund 50-100% of the water bill one time if you show them an invoice for the leak repair.
