You must then close on one of those properties within 180 days of the initial sale of your property.

That will help your initial cash flow. 

Alternatively,  you can buy multiple smaller properties in a 1031 that combined add up to your initial sale value.

@Timothy Eaton I have created an initial application that has basic information on it like name of all tenants applying, address, make and model of any vehicles, previous landlords, personal references, and I ask what types of debt they currently have and any pets.
