I got into the industry in 2014 with a property management job on Lake Ponchatrain in Slidell, north of New Orleans.

No broad cities cashflow great right now with managers, some look good on paper but they just have more costly hidden issues then the lower cap rate cities.

Its a 3 hour drive for you and then you have to hire a PM to manage!

I break even, but i actually lose money on management fees. if I managed it myself I wouldn't be losing money., Lessons learned?

I am a project manager currently working for a commercial General Contracting company and have a small contracting gig on the side I am working on ramping up, focusing on residential and commercial remodels & all demolition projects. 

You could also consider a portfolio of semi-passive investments, like franchises with management in place.
