Just like a residential subdivision from phase one in the beginning to phase 4 at the end.Typically I see the amenities built first and entrance followed the first buildings and then progresses outward over time filling out the total acreage of the land.

Struggles: 1) steep entrance off of a fairly busy road makes it tough to add a gate. 2) ballpark quote from electrician to run power to property and add lights is ~$40,000. 3) The town has told me that if I replace the old portable units, I would have to put a water storage tank and a fire hydrant on the property.

That combined with the fact that you don't have your own private entrance means that some people will naturally not want to rent the upstairs portion.Personally -IF- I were going to go that route, I would see if it makes sense to reclassify the property as a tri-plex (quad?)

This is not a true duplex - the “units” have separate entrances but they are also adjoined by an internal door (will be permanently locked), the utilities are all together, and there’s only one address.

We get to the final entitlement meeting to get our last approval for building permit when a guy from the gas company comes in last minute and says there's a gas main going across the front of the property which they originally missed where our new proposed entrance way was to be moved.
