@Fabian PerazaNot a fan of self-locking door sets for two reasons: the first, as you mentioned, tenants tend to lock themselves out more frequently; the second is they are generally an inferior quality lock (grade 3 ... maybe) not suitable for en external entrance.With deadbolts and dead latches, you have the option of using electronic locks that will either delay the latch/lock when someone exits (accommodating the ohnosecond ) or enables you to unlock the door remotely (after confirming the tenants identity).

I am using Business Turbo tax (which sucks by the way for this line of business) and my dilemma is whether to classify the flip gains as ST Capital gains or Ordinary income (flipped two properties this year)?

Over the past 35 years the costs of wants (TV, electronics ect) have dropped, while our "needs (education, food, housing) have soared (I'll point out the the majority of "needs" that have risen in price are heavily subsidized by the government) and that is a factor in keeping the average America's from growing their wealth.
