Ray Alcorn's material is excellent for learning to display your PFS properly, work with banks, underwrite commercial deals, and put things together.

Excuse any misconceptions I may have displayed as I'm still pretty green here.

For  instance  you have to  display cost of  a  PM, Insurance, Utilities, Vacancy, CapEx etc.  

But I believe xactimate spits out accurate costs, the only problem is whoever is inputting it needs to know what they are doing, if you plug in only painting, it will spit out costs for painting, and not include remove wallpaper, patch walls, remove popcorn ceiling and all that.

Forget the details about bedrooms, baths and the color of the wallpaper or the condition of the roof.

Beside my personal distaste for dated wallpaper (which is easy fix) it doesn't need any major repairs.

Some of the walls also have wall paper, which I assume would increase the costs (because I might have to rip the wall paper off the entire walls and just have them painted instead). 

Unfortunately you ran into a bad contractor that does not display true craftsmanship and professionalism.
