@Jordan Dooley couple things:First - make sure you have the proper type of policy for the risk such as a vacant, builders risk or course of construction policy.If you have a “landlord “ policy chances are they will deny any claim bc the property should have been on a different policy contract.Second - read the exclusions on your policy.

If the home stinks, has bugs, or is messy/trashed we simply do not sign the holding agreement and deny the application.

If it’s a rental, the homeowner insurance won’t pay you because you don’t live there.You need to cancel that and replace it with landlord insurance.Your Tenants must have their renters insurance as well.BTW, not occupied house is not getting insuredYou have to talk to your agent in details, even if you miss some details about rental, you can be denied in claim.

You cannot deny the family because of the lead paint either, that's considered discrimination (you're refusing them because they have a kid) and is against the anti-discrimination laws of the state.
