Having said that, a rental owner might be reluctant to sign a lease with a tenant if they don't feel as though that tenant will be able to honor that lease (ie. pay rent on time, and honor the rules established within the lease).If you have a roommate who has little to no credit, the landlord will probably require a co-signer to vouch for them; i.e. have a parent who has a monthly income 3x that of this roommate's share of the rent.

Ask the brokers if they can provide a Co-star report for the subject market.

Also a good reason to make sure any home has a CO detector installed at the lowest point possible; a ceiling-mounted CO detector won't alarm until it's too late.

If you have trouble qualifying for a loan, I would advise you to CAREFULLY consider a co-signer.

The best thing you can offer to a co-signor is a path out with a realistic timeline. 

I was brought on as a co owner to a company and because of what I am doing there my income has shot up 10x.
